Pre-Inspect
The first step is the pre-inspection. Is your floor man made or natural? Sanded grout or epoxy? Determining your floor type helps us to choose the correct cleaning products and water pressure that your floor can safely handle.
Cleaning process
We like to clean grout on the alkaline side, and we spare no expense with our cleaning products. Just like there are dozens of grout cleaning solutions for consumers, there are also dozens of grout cleaning solutions for Professional cleaning companies. We have experimented with half a dozen products, and discovered one that performs the best. It’s one of the more expensive grout cleaners on the market, but we want to give our customer the best bang for the buck.
Our cleaning system is powered by the Prochem Everest 650 HP truckmount steam hot water extractor, which produces 230 degrees cleaning solution and high flow vacuum for effective and quick extraction. Our extraction tools is called a Turbo which is kind of like indoor pressure washing, but the water is all contained and extracted through a vacuum system. We can vary the cleaning pressure based upon the type of tile being cleaned, man made or natural. An industrial grade professional cleaning solution is applied to help emulsify and suspend soils such as food, oils and soap scum. We even carry a product to help eliminate pet odor that has been absorbed into the grout. After about 10 minutes of dwell time and minor pre scrubbing, the floor is ready to have a fresh water rinse and extraction. Heavy soil areas in high traffic rooms can be thoroughly lifted from your tile.
What if grout is still stained?
Because grout is a porous material similar to concrete, it can absorb oil based spills which could lead to grout stains. Just like a car can leave oil stains on your driveway, food based spills on your floor can leave a dark spot in your grout. One easy way to correct this is to have us apply a grout stain. About DIY (do it yourself)
There are alot of DIY videos and suggestions about how to clean grout with good intentions, but we have found the grout cleaning products offered to consumers do not perform well and that leads to alot of unnecessary scrubbing and hard labor. There are also suggestions to use vinegar to clean your floor. Vinegar is acidic and it attacks the calcium carbonate in grout, which results in what’s called “etching”. So, every time you use Vinegar to clean your floor, a micro layer of grout is being removed. If this method is followed for years, eventually there will be no grout remaining. Also, because Vinegar is acidic, and dirt is also acidic, they are on both sides of the ph scale. So, vinegar isn’t an effective cleaner for removing dirt. To remove dirt, an alkaline cleaner should be used.
